    • SELLER'S INSPECTION - Our Pre-Listing Inspection should be scheduled by interested home-sellers before a listing for the home is made. By comprehensively inspecting the home before it is shown, we can clue you in on potential issues that could make successful negotiations more difficult to attain. Since the listing hasn’t yet been published, you can make repairs as you see fit and otherwise prepare for disclosing known issues to prospective buyers to avoid complications later during the negotiating process.

    • BUYER'S INSPECTION - Our Pre-Purchase Inspection should be scheduled by interested home-buyer before you close on the deal. You need to be sure to know the conditions of the home you hope to buy. We are here to help you feel confident that you are making the right decision both financially, and for your family. Our professional inspector will check the roof, plumbing, electrical system, heating, and air conditioning system, windows, and doors for security. They will also inspect the foundation for cracks in the concrete slabs which can lead to water penetration problems. The inspectors are trained to identify any potential issues that could be costly repairs down the road if left unchecked. We focus on providing high quality & thorough home inspections that allow us to deliver a very detailed & visual home inspection report.

    • COMMERCIAL INSPECTION -  Evaluation of a light commercial property has many of the same attributes as a residential home inspection. Light commercial inspections are a general overview of all major systems and components present in the building including the structure, HVAC, plumbing, electrical, exterior and interior.

    • MAINTENANCE INSPECTIONAt its core, a maintenance inspection is a thorough examination of a property’s various systems and components to ascertain its current condition and identify potential issues. Unlike specialized inspections focusing on a specific area, like a roof or foundation, a maintenance inspection offers a more holistic view. Think of it as a detailed health check-up for your home. The inspector assesses everything from the plumbing and electrical systems to the structural integrity of walls, roofs, and floors. The goal? To uncover neglected and ignored problems, wear and tear, and any signs of damage or potential failure. By understanding “what is a maintenance inspection,” homeowners are better equipped to address concerns before they escalate, saving time, money, and stress in the long run. 

    • Condo/Apartment Inspection - In a condo inspection, the inspector will focus on the interior of your unit. The inspector will also note the general condition of any fixtures, including kitchen appliances or other items affixed to the unit. Your inspector will also perform checks to ensure that your unit’s plumbing, electrical, and HVAC systems appear to be in working order. As for the HVAC unit, if your unit has its own heating or cooling system, the inspector will perform a visual inspection and will ensure that the unit appears to be in working order. The typical condo inspection does not include an inspection of the building’s shared HVAC systems. The inspection may also include a visual inspection of any accessible common areas immediately adjacent to the unit. For example, if your unit has its own attic or garage space, the inspector will look at these areas for any obvious signs of potential problems that could lead to issues within your unit. 

    • SEWER LINE SCOPE - Utilizing specialized equipment, we detect blockages, leaks, or structural issues within your sewer lines. Our thorough assessments prevent plumbing issues and ensure proper functionality. You will be provided with a report and HD video following the inspection.
